When we consider our programme of roof repairs to council homes, we look at a number of things including the age of the roof and the number of repairs needed.
Depending on the overall condition of your council home roof we may need to carry out roof repairs, or to replace your whole roof.
Roofing repairs
Sometimes repairs are necessary to extend the life expectancy of the roof.
Repairs may include:
- refixing loose or slipped tiles
- rebedding hip and ridge tiles and verge tiles
- replacing lead flashings
- repairing chimney stacks
Full roof replacement
If the whole roof needs replacing the works will include:
- renewal of the roof tiles, battens and felt
- inspection and repair of chimney stack, if needed
- checks and replacement of leadwork, as necessary
- repair or renewal of rainwater goods, such as gutters and downpipes, as necessary
- topping up of loft insulation, if it is not up to current specification
We'll make sure that all work is completed in line with building regulations.
Preparation for the works
A surveyor will visit your home to assess how much work is needed, looking at the roof from all sides.
We may need to gain access to the loft space to check the condition of the roof battens and roofing felt.
Other surveys may be required, such as ecological and asbestos. These will be carried out by external contractors appointed by us.
Once we've appointed a contractor we'll write to you giving you the contractor's details. Our approved contractor will call you to agree a start date and usually give you at least 7 days notice.
During the works
For both roof repairs and full reroofing full scaffold will be erected around your home.
Roofing works are mainly external. The contractor will make arrangements to gain access to the roof space or back garden if needed.
We may have to temporarily move your TV aerial, satellite equipment and internet cables, but these will be put back after works are complete.
Once work has started one of our surveyors will visit the site regularly to check the work and carry out a final check when the work is completed.
