Housing delivery programme

Self-build and Custom-build Programme

In addition to building our own houses through the Housing Delivery Programme we have also committed to supporting residents wanting to design and build their own homes either through self-building or a custom build route. This will help diversify the housing market in York and give people a different route to getting on or moving up the housing ladder.

We are encouraging all developers within York to collaborate with us on the delivery of self and custom build plots on their developments. Currently we are bringing forward various self and custom build opportunities on CYC owned land which are detailed below.

Lowfield Green

6 self-build plots on Rosemary Road were offered for sale in November 2019 and currently all are sold. These plots are part of a larger development site and more information on the larger site can be found at www.shapehomesyork.com

All 6 plots have now had planning application submitted, approved, and the homes have been built out. The original applications can be viewed on the York Planning Portal from the links below. All 6 homes are now occupied with only the external landscaping to be finished.

Burnholme Green

The housing site builds on the two core principals of the wider Burnholme scheme, health and wellbeing. The mixed tenure homes will be certified Passivhaus and net zero carbon in use. The scheme is landscape led with generous new green spaces and further enhancements to the existing neighbouring public space to the east. The development will also see improved cycle links north to south for people living in the area, with the new streets focusing on providing a pedestrian and bike friendly environment through play streets which will be entirely car free. Around a quarter of the homes on the site will be fully wheelchair adaptable.

Planning permission was submitted in September 2020 which included an outline application for 5 self-build plots of varying sizes. Following reviewing lessons learned from Lowfield Green we are currently reviewing how these plots will be brought forward as there are challenges on this site around lay down space. Once a decision has been made on how these plots will be brought forward this will be communicated first to those on our self-build register.

Small Sites Programme

Alongside our larger sites we have committed to looking at other self and custom build opportunities within our own land holdings.

To this end we are currently working to procure a development partner to support us in bringing forward 8 small sites in various parts of the city, ranging in size from single plot infill sites to a 4/5 plot former garage site. These will in time enable us to market around 14 self-build plots and, unlike the plots on Lowfield Green, all are with in pre-existing communities. We started marketing our first two sites, Chaloners Road and Dane Avenue, in early 2023 with all 3 plots on Chaloners Road now reserved.
