We have about 7500 tenanted properties to which an annual modernisation, major damp and energy efficiency programme is agreed each year within the Capital Projects Team.
Modernisation is considered approximately every 30 years.
Modernisation of homes includes:
- kitchens
- bathrooms
- wiring
- roofing
- windows and doors
- external painting
We select which properties are going to be modernised by taking into consideration when the components of a property were last replaced, life cycle, and condition.
We will assess what work is required. We identify those homes that need the most urgent attention and prioritise them for home improvements work so that our annual programme of work deals with those properties that require investment the most.
The work carried out on your property might not be the same as required for another.
Warm homes and retrofitting work
We have a budget for making your homes warmer.
Any property with Energy Performance Certificate rating (EPC rating) of D and below will be considered for retrofit work.
Warm homes retrofitting work may include:
- internal or external wall insulation
- loft insulation
- solar panels
- heat source pumps
- other energy efficiency measures
If you have damp in your home, we may ask you to stay with family or have a short hotel stay whilst the most intrusive and disruptive work is being done. This will depend on the level of work needed.
If your property is ready for any work, you will be notified by the Capital Projects Team, who will let you know who the contractor is and what work is being considered.
