Major work and consultation
For planned major work which cost £250 or more to each affected leaseholder, we will:
- provide a minimum 30-day notification period, inviting comments on the proposed works and contractor nominations (where allowed) from you
- provide a minimum 30-day contractor proposal estimate period, inviting comments from you
- provide a minimum of 30 days before the contractor is appointed
We will procure works by separately assessing the quality and price of the contractors applying. This process delivers best value for our tenants and leaseholders alike. This method means that you cannot nominate contractors for the tender of work.
Some work will be conducted as part of an agreement which will have previously been tendered for and procured within the past 4 years.
Notification correspondence will:
- state the reasons for awarding the contract to preferred contractor
- provide a detailed description of the goods, services or works to be provided
- state the reasons why we consider the works necessary
- contain a statement of the total amount of the expenditure we will incur on the proposed works
- advise of start and completion date of works
- provide contact details of the works supervisor and contractor

Because we charge leaseholders a fixed service charge, we will adhere closely to the principals of Section 20 of the Landlord and Tenant Act 1985.
