Insurance
Leaseholders must pay towards the building insurance that the council has in place for the block in which your home is located.
Buildings Insurance for City of York leaseholders is automatically provided by the council. It covers:
- fire
- lightning
- explosion
- aircraft collision
The Housing Act 1985 (Schedule 6 part 16A(1)) says that leaseholders may be required to bear a reasonable part of the landlords’ costs to insure the building:
The landlord shall rebuild or reinstate the dwelling-house and the building in which it is situated in the case of destruction or damage by fire, tempest, flood or any other cause against the risk of which it is normal practice to insure.
Payment of your full share of building insurance is due on 1 April each year and is included in service charge bills.
Insurance provided by the council is for the structure of the building only. You must arrange your own contents insurance for your belongings and the internal parts of the flat for which you are responsible.
